Tips bij het afsluiten van een hypothecaire lening

Als je een hypothecaire lening af wilt sluiten, dan moet je goed nadenken over wat de mogelijkheden zijn en je goed laten informeren. Het is een hoop geld wat je gaat lenen. Meestal wordt een hypothecaire lening afgesloten als mensen een huis willen kopen of bouwen. Maar dit kost een hoop geld en dat geef je niet dagelijks uit. Je kunt niet zelf alle kosten in één keer ophoesten voor een nieuw huis, daarom is een hypothecaire lening een optie.

Een hypothecaire lening is puur het lenen van geld bij een financiële instelling waarbij het onroerend goed dat je wilt kopen of wat je gekocht het als waarborg dient. Als je deze lening ineens niet meer terug kunt betalen, dan wordt deze waarborg, meestal het huis, verkocht, zodat de bank zijn geld terugkrijgt.

Als je een hypothecaire lening af wilt sluiten is het belangrijk verschillende tarieven, procenten en formules te bekijken. Je moet dus niet bij de eerste de beste hypothecaire lening die je tegenkomt aannemen. De hypothecaire leningen kunnen namelijk sterk verschillen in prijs. En dit kan je al gauw honderden euro’s in de maand schelen.

Het is ook belangrijk om te kijken wat voor jou gunstig is als het gaat om vaste of variabele rente, of aan vaste en variabele maandelijkse betalingen. Daarnaast kun je kiezen uit termijnen waarin je gaat betalen. Deze kunnen variëren van bijvoorbeeld tien jaar tot veertig jaar. Het is dus een lastige keuze om een hypothecaire lening af te sluiten.

Het is belangrijk dat je op basis van het gezinsbudget gaat bekijken hoeveel de maandelijkse aflossingen maximum bedragen. Dit voorkomt dat je later in de problemen komt met het terugbetalen van de hypothecaire lening.

Een leningaanvraag moet altijd eerst worden goedgekeurd. Als het nog niet zeker is of de hypothecaire lening wordt goedgekeurd, dan kun je in de verkoopsovereenkomst een opschortende voorwaarde laten opnemen, hierdoor worden de koper en de verkoper beschermd.

Hypothecaire leningen zijn ook gunstig voor de belasting. Hiermee kan men een fiscaal voordeel verkrijgen. Dit geldt voor de bouw of aankoop van een woning en niet voor de aankoop van een bouwgrond.
