Hypothecair krediet

Als je een hypothecair krediet af wilt sluiten, doe je dit voor een onroerend doel. Met onroerend doel wordt bedoeld het bouwen, verbouwen of kopen van een huis/pand. Maar ook de financiering van bijvoorbeeld successierechten als hierdoor de verkoop van een onroerend goed vermeden wordt, vallen onder een hypothecair krediet.

Als je een hypothecair krediet wilt, dan moet je weten welke vormen er allemaal zijn. Als je een hypothecair krediet afsluit om een huis te kopen of om een huis te bouwen of verbouwen, wordt er een hypotheek gevormd. Hier komt een notaris aan te pas. Die stelt de hypothecaire akte op.

Het minimumbedrag van een hypothecair krediet is gemiddeld €12.5000 euro. Het maximum wat je dan kunt lenen is afhankelijk van wat je terug kunt betalen en dus van je persoonlijke situatie. Het geleende bedrag, wat dus vooraf bekend wordt gemaakt, wordt in één keer ter beschikking gesteld en op je rekening gestort. De looptijd om dit bedrag terug te betalen is tussen de drie en de dertig jaar. Dit is ook afhankelijk van welke keuzen er worden gemaakt.

Tijdens de afsluiting van een hypothecair krediet heb je de keuzen tussen een vaste of een variabele rentevoet. Dit houdt in dat je kunt kiezen voor rente die vast staat gedurende de looptijd van de hypothecair krediet of voor een variabele rente, die dus elke maand verschillend kan zijn. Je kunt een hypothecair krediet terug betalen in verschillende vormen. Je kunt kiezen voor een vast maandbedrag dat je terug gaat betalen of voor vaste kapitaalaflossingen. Dit laatste houdt in dat je elke maand een variabel bedrag betaalt, deze ligt in het begin van de looptijd hoger dan aan het einde. Maar je kunt ook kiezen voor variabele kapitaalaflossingen. Je bepaalt hierbij zelf een bedrag. Dit bedrag kun je vier keer tijdens de looptijd van de hypothecair krediet veranderen. Verder heb je nog de keuze om geen tussentijdse kapitaalaflossingen te doen. Je kiest dan voor een hypothecair krediet met een vaste termijn (deze is meestal drie of vijf jaar). Dan betaal je uiteindelijk het kapitaal in één keer af op het einde van de looptijd van je hypothecair krediet.
